Why Salt Lake City concrete sinks
Salt Lake City was founded on July 24, 1847, when about 148 pioneers led by Brigham Young reached the valley and started building what they first called Great Salt Lake City. The city became Utah's territorial capital in 1856 and its state capital in 1896, and nearly 180 years of construction since then means the age and condition of the ground under a given slab varies enormously from block to block. Historic neighborhoods like the Avenues, laid out on the bench above downtown in the 1800s, and Sugar House, one of the city's oldest commercial districts, are full of homes, driveways, and sidewalks poured well before modern compaction standards existed. Newer construction and infill development elsewhere in the city sits on fill that's often still settling into a stable state, which is its own route to an uneven slab within just a few years.
The soil across the valley floor doesn't make it easier on either the old or new sections of the city. Salt Lake City sits on ground that was once submerged under ancient Lake Bonneville, a massive prehistoric lake that left fine-grained clay and silt deposits under much of downtown and the surrounding neighborhoods, soft enough that Ice Age fossils are still occasionally uncovered during construction. Clay-heavy soil like this expands when wet and shrinks when dry, compacting unevenly under a slab's weight over time. Add in the valley's freeze-thaw winters, where moisture in the soil repeatedly freezes and thaws, and you get exactly the kind of voids and settling that show up as a dip in a driveway or a lip at a garage apron.

Mudjacking, pumping a heavy slurry of cement and soil underneath a slab, was the old-school fix for sunken concrete. It's messy, it takes a long time to cure, and the added weight can actually accelerate settling in soil that's already unstable. Polyurethane foam does the same job at a fraction of the weight and none of the mess. It expands within minutes to fill voids and lift the slab, cures fast enough to walk or drive on the same day, and won't wash out or break down the way a mud slurry can. In clay-rich, lake-bottom soil like Salt Lake City sits on, a lightweight, water-resistant fill is simply the more durable call.

Will this work if my soil has a lot of clay?
Yes. Salt Lake City sits on old Lake Bonneville lakebed sediment, which means clay- and silt-heavy soil that expands and contracts with moisture. Polyurethane foam is unaffected by that movement once it cures, and it's dense enough to fill the voids that clay soil leaves behind as it shifts.
